Not everyone is fortunate enough to know a great agent. Some know agents who aren't so great. Some former great agents have moved, retired or are no longer that great.
Examples of not so great agents:
1. Your next door neighbor's cousin who does little more than keep their license waiting on their cousin to recommend them to people like you. They sell maybe one property every 2 years for vacation money.
2. A brand new agent with lots of energy and promise but with zero knowledge of your neighborhood, market trends, technology and more. They may one day sell lots of properties, but they will not likely sell yours.
3. The agents whose only claim to expertise on their website is that they are lifelong residents of your city. The DMV clerk kept you waiting for 40 minutes was born and raised near you too. Does that qualify them to help you sell or but a home?
4. The agent who sold you your home 7 years ago semi-retired to a resort community who still takes calls at the same phone number, still claiming to be an active agent. Will he or she interrupt a golf or bridge game and drive 55 minutes to meet an appraiser?
Being a great real estate agent can be a fluid thing. Markets go up and down, as do some agents. During down markets some agents drop out altogether. During up markets some agents coast thinking the good times will last forever. And they may suggest to you that the good times will last forever.
A great agent stays current on market trends, prepares for a down market when it is up and prepares for an up market when it is down. A great agent stays current on technology, community and neighborhood developments - and will shoot you straight on market direction and the sellable value of your property.
But how do you tell a great agent from one who is not so great?
It can take as much time to evaluate great agents from not so as it may take to get your own license. And hiring the wrong agent can cost you far more time and money than getting that license.
All of the above information is academic. You don't need to worry about any of it. Stoddard Realty Network now makes finding a great agent a simple process by making a single phone call.
